Ten min drive down a typical Cote d’Azur hilltop road to shops, restaurants and casino of the Riviera town of Mandelieu. Sandy beach at La Napoule 5 km as well as wide variety of water sports available along the coast at Cannes 12 km and inland windsurfing on the Lac de St Cassien 23 km. Golf, tennis, riding and bike hire within easy reach. Chic shops and nightclubs can be found in Cannes with more shops and department stores in Nice 37 km. International airport: Nice 35 km.

Birds eye views over Mandelieu and bay beyond from this typical villa of the region which is built in a small private estate with security access gates. The well maintained gardens are terraced and steep in places so care with small children is necessary. There is a delightful terrace area for outside dining leading from the main house, a lower terrace with access to the independent apartment which then leads down to the lovely private pool with overflow feature and security fence 9 x 6 x 0.5-1.9m depth. Stunning views from the pool area. Terrace with sun loungers and parasols as well as an outdoor kitchen with BBQ and outdoor dining area. The delightful French lady owner lives in a second separate independent apartment also on site. She is available to help out at any time and shares the drive and parking area.

The villa had been refurnished in modern style retaining a few antiques. Large entrance hall leads to a spacious living and dining area. Open fireplace, flatscreen satellite TV/DVD. Patio doors open onto a large terrace area with table and chairs for outside dining. The view from here spans 180 degrees from the hills towards Nice, the whole of Cannes to St Raphael. Fitted kitchen with dishwasher and microwave as well as the best view from the kitchen sink that any house could boast! Doors lead out to terrace. Bed 1: double, air-conditioning and ensuite shower. (No WC) Bed 2: double with air-conditioning, doors to terrace and ensuite shower with basin. (No WC). Sep WC. Stairs to Bed 3: double with air conditioning and lovely views. Bed 4: 2 singles also with air conditioning and lovely views over the bay. Bathroom and sep WC. Accessed from the lower terrace is a separate independent apartment with double-bed, ensuite shower/WC and kitchen/dining area. There is also a small room with an extra bed if needed also in the apartment. Cot and highchair on request.
